They have a contract with the SELLER to get the best possible outcome, price and terms for the SELLER. You should be working with your own agent who is doing that same thing for you, not the SELLER.

Because we work for you, not the seller, we don't have a conflict of interest regarding which home you select. If we learn of a better home for you, we will let you know! Do you think the SELLER's Agent would tell you? Or the New Home Construction Agent? Probably NOT.

Is a Homeowners Association a good option for you? New Construction or Resale? What's the difference between one neighborhood or street the next? Finding Homes Not on the Market for Sale: In addition to traditional Multiple Listing Service offerings, we network with other top agents and often learn about new listings before they officially go on the market.

New Home Construction Sales: We make it a point to maintain close relationships with the New Home sales agents at all the Santa Clarita Area New Construction developments. If they have a new release or a cancellation, they will often let us know before the general public.

Social Media Campaigns - By using social media, we can get the word out and identify home sellers long before they officially go on the market.

Recent Price Reductions: Homes that were initially priced too high will eventually need to lower their asking prices. We closely monitor for price reductions as these too are often overlooked by other Agents and buyers.

Insider Information: We have great relationships with many of the Santa Clarita area Real Estate Agents. Often they prefer to work with us as we have a reputation for smooth, trouble free transactions. We often get inside information from these Agents resulting in our buyers' having an edge when trying to purchase a home in a multiple buyer situation.

Buyer Cancellations: We closely monitor for buyer cancellations on previously sold homes. These are often overlooked by other agents and buyers.

Discount Realty Companies: 'Discount' and 'Do It Yourself' real estate companies often DO NOT place their homes on the Multiple Listing Service, placing their sellers at a disadvantage. Therefore these homes get overlooked and can sell for a lower price. We find these properties and also represent you with the purchase.

For Sale by Owners: Homes where the seller does not have an agent can sometimes be a good opportunity for a buyer. We monitor the current Santa Clarita area FSBO's (for sale by owner's) and if there is a FSBO that may be a good fit for you, we'll make arrangements to show you the home and negotiate the purchase should you want to buy it.

Protecting Your Interests: As your agents, we formally represent you and have a Fiduciary duty to look out for your best interests.

Practice Purchase Paperwork: Do you like to read every line before you move ahead? We provide you practice purchase paperwork before you actually find a home so you are familiar and comfortable with the contracts, forms and paperwork involved in your home purchase.

FAQ's - does it cost anything?


Q. What Is Buyer Agency?

This is when the Real Estate Agent and Buyer enter into a formal agreement. The Agent accepts additional responsibilities, duties and obligations for the benefit of the buyer and the buyer agrees to work exclusively with that agent for a set agreed upon period of time.

Traditionally only sellers have similar 'Seller's Agency' representation and protection. While Buyer Agency Representation has been available, few agents will make it available to their buyers clients.

Q. Does It Cost Anything?

In most cases the seller pays all the Buyer Agency cost. There are exceptions which can be to a buyers advantage and we will discuss all your options before you decide what is best for you.

Q. What's The Catch?

In exchange for providing the 'Priority 1' Buyer Agency services, you agree to work exclusively with the Sandy & Craig team as your Agents for a set timeframe. We usually suggest 60 days. If a successful home purchase escrow has not begun within that timeframe, we all re-evaluate and either extend the Agency timeframe or not.

Q. Do You Work with All Price Range Buyers?

Real Estate prices in the Santa Clarita area range from about $200,000 up to 2 Million +. We welcome buyers for all Santa Clarita price Ranges.
